Architecture and Interior Design project types include residential and commercial renovation & new construction, cultural and interpretive site design, and exhibit design. Each project is approached with a curiosity to reveal the underlying qualities of a project’s purpose, its relationship to the client, and its site. OPISO Studio’s design approach is bespoke and detail-oriented, whether restoring historic materials or detailing new construction. The development of concepts is informed by an in-depth knowledge of architectural history and innovation spanning over a century of traditional and modern design. From this foundation, each project is developed according to a client’s needs & vision, the conditions of location, and the opportunities to create an enduring space.

Through decades of experience OPISO Studio is skilled with integrating the new with the old, and finding the artful balance of a building’s authentic character with its adaptation. In recent years, the Adaptive Reuse of buildings has become an imperative to reduce the environmental impacts of new construction. Today it is commonly known that buildings account for 40% of the world's energy use and are a primary source of global warming. But in addition to energy there is the immediate consequence of Construction and Demolition (C&D) waste. According to EPA records:

  • The volume of C&D waste has increased over 300% in the past 30 years.
  • Although the percentage of C&D recycling has also increased, it is not keeping up with the increase in waste, or the decreased capacity in available US landfills. So our C&D waste is being shipped abroad.
  • Demolition accounts for more than 50% of C&D waste, with the remaining 9% coming from new construction and 38% from renovation.

In addition to the merits of sustainability and conservation, an owner or developer’s decision for the Adaptive Reuse of an underused property can be a catalyst for larger change. Adaptive Reuse can revitalize a building’s locale and helps preserve the context of our neighborhoods, towns, and cities.

Projects for either existing buildings or designated historic sites can involve a range of sub-specialties that fall under Historic Preservation. In general, this design work represents the highest standard of care to conserve buildings and their character-defining features & materials. OPISO Studio’s expertise includes the preservation of existing features, rehabilitation of spaces, sensitive addition of new construction, and the reconstruction of missing historic elements. These sub-specialties support the requirements for treatment of designated landmarks, the legacy goals of stakeholders, or simply to maintain a property’s real value.

    OPISO Studio can guide a historic preservation project through pre-construction, construction, and close-out procedures.

    The unique conditions of preservation design, material salvaging, bidder pre-qualification, compliance mock-ups, and general constructability are specialties within the industry that can have significant impacts on project schedules and budgets.

    OPISO Studio’s peer review of planning and construction documents can identify constructability conflicts between historic assemblies and new construction- particularly in relation to mechanical, electrical, and plumbing systems. OPIOSO Studio’s consulting services during all project phases can provide early identification of issues to support project estimates and avoid costly redesigns following contract award or during construction.
